My well pump is making a humming sound but no water — what is it? Usually one of three things: a tripped pressure switch, a stuck check valve, or a burned-out motor. The first two are cheap fixes. The third means a pump pull. We diagnose before recommending a pull, because pump pulls run $1,800–$4,500.
My pressure tank has water coming out the air valve — is the tank dead? Yes, almost always. The internal bladder has failed and water is now in the air side. Replacement is the fix. Don’t keep adding air — you’ll burn out the pump cycling against waterlogged tank conditions.
I just bought a home with a well — how do I know if everything is healthy? We do a complete well system inspection for $280 that includes: pump amperage and pressure test, tank precharge verification, pressure switch operation, check valve test, water quality basic chemistry (pH, hardness, TDS), and visual inspection of the wellhead and electrical. You walk away knowing what you have and what’s at risk.
My home is in Hidden Meadows and water pressure is 25 PSI — booster or new well pump? Could be either. We test the well pump output pressure first, then evaluate. If the pump is producing 50+ PSI at the well and you’re seeing 25 PSI at the house, it’s a pressure loss issue (long supply line, elevation gain) and a booster is the fix. If the pump can’t produce more than 30 PSI under load, the pump itself is the problem.
